CONFIRMATION OF BOOKING:
For confirmation of Booking, the following requirements shall be met.
(a) Completed rental application form.(no exceptions)
(b) 30% advance along with the booking and balance 30days prior to the occupancy. .(no exceptions)
(c) Completed waiver form. .(no exceptions)
(d) $ 500. security/insurance deposit.30days prior to occupancy.(no exceptions)
Note: The key will not be handed over unless all the above 4 conditions are satisfactorily Met.
OCCUPANCY
Maximum Occupancy:
Adults : 6
Children : 3
This guideline is enforced for various reasons including septic regulations.
Please disclose initially at first meeting for any changes so adjustments in rent can be made.
SMOKING & FIRES
Smoking is not allowed inside the cottage and no open fires outside. If you smoke outside, please dispose the butts and ashes in an ashtray and safely dispose it off.
TELEPHONE USAGE
Telephone is not available at the cottage at present for your use. Please use cell phones for your communication.
DEPOSIT:
- A 30 % deposit is required for booking.
- A $ 500 is required for security/insurance purposes
- Deposits may be paid by cash or cheque;
The 30% deposit will be required at the time of booking and security/insurance deposit 30 days prior to your occupancy. The rental shall be paid in full 30 days prior to the occupancy.
The security/insurance deposit will be returned if there are no claims against loss, damages, additional occupancy or vehicles with in 7 working days.
CANCELLATION:
- If, for whatever reason, you need to cancel your vacation, please advise us as soon as possible, so that we may attempt to book your space with another party.
- If your cancellation is advised 30 days or more before your vacation start date, your full deposit will be returned without discount or penalty.
However, if your cancellation is less than 30 days before your start date, the full deposit will be forfeited.
DAMAGES:
- The cottage is inspected thoroughly by our staff before and after each rental. If damage occurs, please advise us immediately (our contact number and emergency numbers will be provided upon signature of rental agreement) so we can have the problem rectified before the next tenant arrives.
- You will be responsible for ALL DAMAGES INCURRED by you or/and your guests. The security deposit will be held until damages are accessed and repairs are completed.
ACCESS AND INSPECTION:
The owners and or their representatives will have access to the property on any days during your occupancy to carry out maintenance, clean up of water front, lawn mowing or gardening work for the up keeping of the property. In case of any emergency repairs which needs to be done, prior notice will be given to the occupants.
