This beautifully designed new cottage offers excellent privacy with over 100 feet of waterfront. This cottage is well appointed with hard wood flooring, ceramic tiles and ample windows.

Booking procedures and Cottage rental Information
After viewing our listing if you have any questions do not hesitate to contact us.
 
PAYMENT PROCEDURES
The rental amount varies from season to season and a 30 % down payment on the total amount if you are booking your vacation more than 4 weeks prior to the rental period date.  Please provide a post-dated cheque for the balance due 4 weeks prior to your rental date. If you application is made within 4 weeks of the start of your rental period the total amount is due immediately. All payments including security deposit that are made within 2 weeks of the rental period start date MUST be paid by certified cheque or money order.  Remember not to send cash by mail.  Sorry, we do not accept credit cards at present.

Traffic & Driving
Detailed route map and driving directions are given on the website, however if you have any difficulty, please do not hesitate to contact us on the emergency numbers given to you while booking. We want your drive to the cottage a pleasant experience. Please be informed that traffic buddies are on Hwy 48 and 12 at all times and most often in black, grey or white unmarked cars. Maintain the speed limits and be aware there are at least three areas where the speed limit is 60Kms/hour.
 
RENTAL INFORMATION
Now that you have decided to rent a cottage and experience a truly unique and wonderful Ontario Cottage Tradition!  As you are aware that this cottage is someone’s private home on the water, there are certain responsibilities above other accommodations.  Outlined below are some rental tips and information which we hope will answer some of your questions and help to make your cottage experience an enjoyable one.
 
YOUR RESPONSIBILITIES
For detailed rental charges please check out the price tab at the home page. A fee of $ 90.00 per week for the paddle boat and $60.00 per week for the canoe, will be applicable on weekly rental of the cottage. and For 3 days week ends rental, the rental charges for paddle boat and canoe are $45 and $30 respectively. These applicable rates shall be submitted along with your rental fee.
 
PARKING
The maximum permisable limit of cars are limited to two. In case the group needs to park an extra car a fee of $25/day/night will be charged in addition to the agreed rental amount.
 Parking shall be to the right hand side of the drive way and should not be on the lawn. If found the lawn is damaged due to parking/driving lawn repair charges will be applicable.
TELEPHONE
We advise you to use cell phones while at the cottage.  Please remember to bring along your cell phone charger.
 
POWER/HEAT SOURCE
We recommend you bring flash lights in the event of a power failure at the cottage.  In rural areas, interruptions to electrical power supply may last a little longer than in the city.  Also remember that the water system operates on an electrical pump from the well. Whenever there is a demand for water, the pump comes on. In the event of the power failure, the pump will not function and the lines may go empty. You will have to prime the line to have the water running again. Therefore, DO NOT run water when the power is off., this includes the toilet.
 
FIREPLACE/PROPANE HEATING
There is a wood burning fire place available for your use. Please do not use artificial logs or anything other than the fire wood provided in the back yard. Do not overload fireplace.  Make certain that the flue is open prior to lighting a fire, and that the fireplace screen/door are in place while burning fire to ensure safety. Please do not cut down trees on the property for fire wood.  The firewood provided is more than adequate for your needs. Please do not burn excessive amount of wood unnecessarily. Do not cut/split firewood anywhere inside the cottage.
However, please be informed that the cottage is equipped with a propane furnace to heat which is more than adequate for heating purposes.  We would recommend you to use the furnace instead of the fireplace. 
Please also be informed that the propane is stored in storage cylinders at the cottage.  In order to provide continuity in heating always maintain a maximum temperature setting on the thermostat of 68 degrees Fahrenheit during the cold season.  The thermostat is professionaly calibrated and when set at 68 F , the cottage will be maintain  a temperature of 72F. If you run out of gas it is unlike to get it refilled in the next 24 hours so, please be mindful.
 
Water Source
The cottage uses a private well as the water source. There is no municipal water supply system. Be aware that water wells can run dry through overuse(showers, laundry etc) practice conservation. The water is safe to drink, however there is a filtration system installed below the sink for drinking from water fountain. The cottage takes water from the well using an electric pump. The pump will go ON and OFF when the system requires water. Please note that the pump should not run more than 5 mnts straight or so. If the pump is running continuously, this means it is not pumping water and you should switch the pump manually off. Contact the owner and inform to arrange for maintenance.
 
Bathroom/Septic System
The cottage operates on a septic system which is very sensitive. The basic rule is DO NOT PUT ANYTHING down the toilet other than natural waste and soiled toilet paper (and be conservative with paper). Throw wet or wiped toilet paper in the waste bin provided.
  • Use only one-ply paper.
  • Paper towels, Kleenex, tampons, pads, matches, hair, grease, strong chemicals, etc shall not be dumped in to the toilet.
  • Also, it is easier on the system if you flush only when absolutely necessary.
  • If the power goes out for a period of time, and you need to flush the toilet more than once. Fill the tank up with water from the lake, then flush.
  • The septic bed (identified out doors as the large, flat/level raised section in front of the cottage beside the drive way) can be easily damaged by excessive weight. Do not park or drive on the lawn. Do not park or drive any vehicles in this area.
  • Septic systems have a maximum capacity with regard to use (i.e number of persons, wash rooms, laundry etc.)
  • Do not exceed the maximum number of persons determined for this cottage and indicated on you rental agreement.
 
Outdoor Fires

The maximum allowable height of the fire shall not exceed more than 1’6” at any time. Fire wood is not provided and is not a part of the rental. Fire wood is available near by for sale. How ever we would advise to bring along fire wood for your use. The Fire wood stored at the cottage are for owner’s use and if  it is used by you, additional charges will be applicable. The charge for each additional log is $ 5/log.

 
Waste Disposal
Never leave garbage outside the cottage unless it is placed in a tightly covered container. Country critters are attracted to garbage. Unless you wish to have additional company from the wild life during your vacation, please follow the garbage disposal instructions below.
  • All garbage must be removed from the property at the end of your rental period.
  • Any garbage left  at the cottage premises will result in a $ 75.00 disposal charge which will be debited from your initial security deposit.
 
Cottage cleaning
Thank you for your consideration in leaving the cottage (inside and out) thoroughly clean and tidy, as it was for your arrival. If you deplete any cleaning supplies, please make a note of the same to let the owner know about it so that he could replace them for the next guests. We have provided a check list for your use prior to departure. Please remember that it is required that the cottage be left thoroughly clean and tidy. If  the property requires additional cleaning following your departure, the cost to cover the same will be billed and debited from your initial security deposit. A minimum of $ 100.00 will be charged towards cleaning. You could have the option of having the cottage cleaned by a maid by paying an addition $ 100.00 while booking. Please advise if you choose this option when booking and add the $100.00 to your rental fee.
 
General Inventory
TV & DVDs
The cottage is equipped with a TV and DVD player and DVD’s are available for your entertainment at no extra cost. We just ask adults to monitor children while handling the DVD’s to avoid grease and breakage. Please note: all DVD’s MUST be placed in the right covers after usage and not left in the DVD player. Also note that any broken, damaged or missing DVD’s will incur in a $25.00 dollars fine per unit.

Kitchen tools and equipment are available for your usage at the cottage. Please handle all items with care.  Any missing, damaged or broken items should either be immediately replaced or we reserve the right to charge you from your security deposit for these items in accordance with its retail value

Barbeque
The propane tank provided is for emergency usage only.  Please remember to bring your own propane tank for your barbecue. Please do not burn any foreign material (i.e wood) in the BBQ. The BBQ grill should be cleaned/brushed after each use. Operating instructions are affixed to the BBQ. Make sure that the lid is open and the match or lighter is lit  BEFORE you turn on the propane. After each use turn OFF both the BBQ on/off valve and the propane tank valve. The propane tank has been filled by the owners prior to your arrival. If the propane runs out during your stay, please check and go to the nearest refill station and refill the tank prior to leaving the cottage. If the tank has been used and not refilled, a fee of $25.00 will be charged to your initial security deposit.
 
Television
Cable TV service is not available in rural areas. Therefore television reception and selection of channels tends to be limited. However for your entertainment a big screen TV and DVD player are provided, please handle them with care. During thunder and lightening storms, please unplug televisions and stereo systems to avoid damage.
 
Recreational equipment
The boat at the dock is not a part of the rental. The paddle boat and canoe is also not part of the rental. A fee of $ 90.00 per week for the paddle boat and $60.00 per week  for the canoe and for 3 days week ends $45 and $30 respectively  is applicable and should be submitted along with your rental fee.
 
The cottage Community
Every one knows each other in the cottage communities and they keep an eye on their neighbor’s property. Don’t be surprised if some one asks you who you are. Explain that you are guests to the owners. Your consideration of the owner’s place in that community will be appreciated. No loud parties, music or noise after 10.00 PM, or early in the morning, this includes water guidelines too. Immediate eviction will be applied with out any refund if these guidelines are not respected
 
Food supplies
Since the owners use the cottage themselves, they may leave some food supplies or staples at the cottage. You are welcome to use these if you need to, but we ask that you replace any supplies that become depleted during your stay.
 
Linens & Towels
Linens and towels are not provided with rentals. Please always use your own linens and towels. In case of an emergency there is always a few sets of linens and towels provided in the bath room closet. If these items are used there will be a $ 75.00 cleaning charge.
 
Pets
Pets are not allowed in the cottage, this  also applies to any guests that may visit during your stay.  All though we like pets there are a few reasons for this.
a. it will be disturbance to the neighbors.
b. some guests are allergic to pets.
c. Loose pets may get hurt or lost and will become an issue during your stay.
 This needs to be adhered to if not to clean and sanitise after pets there will be an additional charge of $125.00, which will be deducted from the security deposit.
Occupancy
The maximum number of persons permitted at this cottage, includes children, daytime and overnight guests.

Failure to adhere to these maximums will result in their immediate eviction with out refund, or a $ 100.00 fee per night (or day) charge for each additional guest/vehicle.
Maximum occupancy   : 6 adults plus up to 3 small children.
Maximum Vehicles        : 2 vehicles.
If you are bringing in any type of water craft or boat please intimate us in advance.
Please note that the beds provided accommodate 9 individuals only.The maximum occupancy shall be strictly followed and for no reason this could be over looked.
 
Check-in and check-out time
Check in time is 10.30 AM on the first day of your rental. Check out time is 2.30 PM in the afternoon on the last day of your rental period unless otherwise it is pre arranged and confirmed. Please adhere to this schedule in order that  there be sufficient time for any cottage maintenance and preparation for the next cottage guests. Please ensure that all keys are returned to the lock box provided at the entrance of the cottage. Late check out will insue a $ 50.00 charge.
 
Personal items
Please remember to take your personal items when you check out. For those forgetful please inform the owner incase any items are left behind. Please arrange to pick up such item(s) with in 3 weeks. Also note we do not take any responsibility for any lost or stolen items. Be mindful and care for your belongings.
 
Insects etc.
In cottage country there is an abundance of insects and creepy- crawlers and we as humans can do very little to control these critters. To discourage insects and small rodents, please keep exterior windows and screen doors closed at all times.


Some extra precautions:

• Children must always be supervised outside the cottage - particularly around WATER!
• Keep children and pets away from barbecue areas;
• Everyone should avoid swimming alone and kids should always have life jackets;
• Know your cottage's full address and emergency numbers;
• Know the location of the nearest hospital;
• Don't leave candles or campfire unattended;
• If the local municipality allows campfires, build the fire with care - on the designated fire pit
  near the water front, and keep a bucket of water or sand close by
. Do not allow the fire
 in the fire pit to be more than 18" high at any time. (There are times when camp fires are
 not permitted - check for signage at Kirkfeild or call the municipality.)

Following these safety guidelines will ensure your cottage holiday is the most memorable ever for the right reasons!

The cottage is equipped with pots, pans, dishes, glasses, cups  and cutlery, microwave, toaster and coffee maker. If you require special pots for cooking please do not forget to bring them along.
